Freehold semi-detached at Upper Thomson for sale at $7.2 mil

Edmund Tie & Company is expecting to put a freehold two-storey semi-detached house in District 20, located along Jalan Belibas off Upper Thomson Road, up for sale at their next auction on October 25th. With a guide price of $7.2 million and it’s first auction since being bought by the owner in 2012 for around $3 million, the property looks set to attract both owner-occupiers and developers interested in redevelopment.

At a total land area of approximately 3,391 sq ft the house faces southwest and has a frontage of around 12.5m, providing occupants with a sense of privacy due to its location in a cul-de-sac. The house has a granny’s room, living/dining area and a home office on the first floor, while the master bedroom with an en-suite bathroom, three bedrooms and a common bathroom can be found on the second.

On the outside, the property is surrounded by a car porch and a garden, while the internal kitchen has a storeroom that extends out to the open kitchen and yard area. Although currently tenanted, Edmund Tie’s Head of Auction and Sales Joy Tan has stated that the property will be sold with vacant possession when the lease expires in November.

The semi-detached house is conveniently located within walking distance of the Upper Thomson MRT Station on the Thomson-East Coast Line, Thomson Plaza and the numerous eateries found along Upper Thomson Road.

Under the 2019 URA Masterplan the land is designated as two storey semi-detached house. Tan believes that the buyers will be a mix of owner-occupiers and developers looking at redevelopment, with some potentially considering additions and alterations as opposed to completely redeveloping the structure.

Nearby shopping and recreational places are also easily accessible by cable car and public transportation. The Orchard Boulevard Condo is just a few minutes drive away from the Central Business District, enabling residents to enjoy the convenience of both work and leisure. Shopping centers, restaurants, and other amenities are within walking distance, providing residents with all the amenities they need. It is an ideal place for families to live in as well, since it is close to many international schools, as well as a wide variety of medical and healthcare facilities.

A tabulation of residential resale data by EdgeProp Singapore found that properties at Thomson Park typically resell for an average price of $2,219 psf, whilst rents range from $1.80 psf per month to $4.20 psf per month, offering an implied rental yield of about 1.4%.

In the last 12 months four freehold houses in Thomson Park have changed hands. In April, a 1,674 sq ft terraced house was sold for $3.5 million or $2,091 psf. In July, a terraced house occupying 1,608 sq ft and a semi-detached unit on 2,444 sq ft of land was sold for $3.88 million ($2,413 psf) and $4.6 million ($1,882 psf), respectively. Lastly, a 1,708 sq ft terraced house was sold in August for $4.25 million, or $2,488 psf.

Edmund Tie’s upcoming October auction on the freehold two-storey semi-detached house promises to draw in a variety of buyers seeking a home of their own or those eyeing a development opportunity, as well as presenting investors with a presumably high rental yield.
