Five strata-titled F&B and childcare centre units for sale at The Hilford from $2,300 psf

CBRE is offering five commercial units for sale at The Hillford in Jalan Jurong Kechil. The units range in size from 538 sq ft to 2,713 sq ft, with three of them being adjoining units approved for F&B use. The final unit of 583 sq ft has an underlying permanent approval for use as a clinic, although it is currently approved as a commercial school.

The portfolio has a total strata area of 5,124 sq ft and is available for individual sale, starting from $1.2 million for the 538 sq ft unit or $2,230 psf. Alternatively the entire portfolio is available for sale at $12.3 million ($2,400 psf).

Developed by World Class Global, the property development arm of Aspial Corp, The Hillford is a mixed-use development with 18 strata-titled shop units and 281 residential units spanning the second to the seventh floors. It was completed in 2017, and initially designed as a retirement resort with a 60-year lease, beginning in February 2013, giving the property a remaining lease of 50 years.

The last transaction of a shop unit was in May last year, when a 312 sq ft unit changed hands for $842,000 ($2,697 psf), according to URA Realis.

The property benefits from a good catchment of affluent residential neighbourhoods at Beauty World and Hillview, making it a desirable business location.
