Skyline @ Orchard Boulevard, located in District 9, is one such desirable option. This boutique development consisting of only 40 units obtained its Temporary Occupation Permit (TOP) in 2015 and is just a stone throw away from Orchard Road and all its surrounding amenities such as Ion Orchard, Wisma Atria, Four Seasons Hotel, and St. Regis Hotel.

Residents can also look forward to easy access to the MRT station at Orchard Boulevard, enabling them to travel around Singapore with ease. Parents who want to live near educational institutions must definitely look at the 81-unit Wing On Life Garden. Located in the vicinity of Balmoral Plaza, Newton Food Centre, Tanglin Club, American Club, Shangri-La Singapore, and Goodwood Park Hotel, this development is also within a 1km radius of numerous reputable schools such as Singapore Chinese Girls’ School, Anglo-Chinese School, and St. Joseph’s Institution. It obtained its TOP in 1982.

Among the listings is a five-bedroom penthouse unit with a size of 7,104 sq ft and an asking price of $18.8 million ($2,646 psf).

Grange Road is another location offering buyers the best of both worlds: a quiet haven close to the hustle and bustle of Orchard Road. At the time of writing, there are several listings for Beverly Hill, a freehold development of 88 units that obtained its TOP in 1993. At Beverly Hill, the smallest unit for sale is a 7,550-sq ft penthouse unit with five bedrooms and an asking price of $21.0 million ($2,781 psf), while the largest is surprisingly cheaper at $19.5 million ($2,579 psf). The 7,561-sq ft unit also has five bedrooms.

One Chatsworth is a luxurious freehold condo of 45 units next to Beverly Hill with a massive 13,000-sq ft penthouse unit listed at an asking price of $55.0 million ($4,231 psf). This penthouse has six bedrooms and despite its age, having obtained its TOP in 1976, it is freehold and thus attractive to buyers.

In terms of price growth, the average resale price for freehold condo units in District 10 has surged the most, increasing by 52% over the last decade to the current average price of $2,382 psf. This has therefore pushed the average prices for freehold condo units in District 10 above their counterparts in District 9.
