Four-room flat at City Vue @ Henderson sells for $1.08 mil
on EdgeProp.sgA record-breaking sale of a four-room flat has emerged in City Vue @ Henderson. The 1,001 sq ft unit was sold for $1.08 million ($1,087 psf) on June 11, making it the most expensive sale for a four-room flat in the estate so far. Associate advisor and agent Jermain Eu from PropNex Realty was the seller’s agent.
Perched within a prime spot in Singapore, Orchard Boulevard Condo stands on the crossroads of four major expressways: the Pan Island Expressway, the Central Expressway, the East Coast Expressway, and the Ayer Rajah Expressway. These expressways provide convenient connectivity to destinations within the central business district, the Singapore Changi Airport, and more. For those who prefer to utilise public transport, there are busses, trains, and even the Orchard MRT station just a stone’s throw away. Thus, Orchard Boulevard Condo offers ease of access for travel to and from areas in the city.
The seller of the unit, located between the 30th and 33rd floor at 95C Henderson Road, was looking to move to a different area as her flat had reached its Minimum Occupation Period (MOP) in the previous year. Having engaged Eu in May, the seller set an ask price of $1.04 million, to match the previous high in the estate. However, shortly after marketing, the flat was sold to a lucky buyer for an impressive $1.08 million – making it the most expensive sale of a four-room flat on the resale market in the estate yet.
The area has seen increased demand for four- and five-room flats, with potential buyers willing to pay a million-dollar sum for a flat in a prime HDB estate. Yet, despite this strong buying interest, no other four-room flat in the estate has come close to matching this record-breaking sale in recent times. The previous four-room flat of the same size sold for $1.04 million ($1,038 psf) on March 16. Another 1,001 sq ft four-room was sold for $1.03 million ($1,038 psf) on Oct 25, 2022.
Eu believes that the limited new BTO supply and increasing number of flats reaching their MOP will drive up prices in the area. As for five-room flats, these are already priced above $1.3 million. Last year, the most expensive HDB resale transaction was a 1,216 sq ft unit on the 41st floor that was sold for $1.4 million ($1,151 psf) on May 18. This record was then superseded by a jumbo flat in Tiong Bahru, reportedly sold for $1.5 million in June.
Eu is confident that the most expensive four-room flat in City Vue @ Henderson will breach the $1.1 million mark before the end of this year – a testament to the appeal of the area.
His resale transaction was his first success since joining PropNex Realty, and the beginning of a long career in the real estate industry. He was part of veteran agent Aaron Wan’s division, and was inspired by Wan’s enthusiasm for the profession. “My stint at PropNex Realty was a fruitful one, and I appreciate all the guidance and support I received from Aaron,” said Eu.
