HDB to redevelop Tanglin Halt and build integrated development
Tanglin Halt estate, located in Queenstown, one of Singapore’s oldest public housing estates, is set to undergo transformation into a new integrated development. Senior Minister of State, Ministry of National Development and Ministry of Communications and Information, Tan Kiat How, unveiled the plans of the project in an announcement on Oct 19.
This new development will house up to 5,500 new residential flats, and will include a number of other amenities such as a hawker centre, market, and polyclinic. It will be completed in two phases, with the first beginning at the former Tanglin Halt Neighbourhood Centre, which currently houses the Commonwealth Drive Food Centre and Tanglin Halt Market.
Huttons Asia’s senior director of data analytics, Lee Sze Teck, is expecting this to be a major landmark in the area.“It is nice to note that some elements of the old food centre and market will be incorporated into the new development.” Lee adds that the Prime Location Housing and Build-to-Order flats could reach 40 storeys, with prices likely ranging from $550,000 to as high as $720,000 for a four-room flat.
The Tanglin Halt Cascadia project was launched this month to much interest – 1,193 applicants applied for these flats, which translated to an application rate of 1.23 times – giving PropNex head of research and content, Wong Siew Ying, a good indication of what to expect.“We think the new flats at the Tanglin Halt integrated development should likely see a warmer response when they are launched for sale, as buyers tend to be drawn to integrated developments.” She adds that the prices shouldn’t be higher than what is currently offered in the resale market, and should still remain affordable.

Lee adds that more types of flats will be available in 2021, as well as new commercial amenities and social and communal facilities. This will bring more attention to the existing resale housing in the area, such as Commonwealth View.
The transformation of the Tanglin Halt estate brings much promise for the area, as Wong remarks on the project’s potential to bring in greater vibrancy to the neighbourhood. “Younger families may be more attracted to the area and indeed, we may even be seeing more million-dollar flats in Commonwealth View in the future.”
