One-bedder loft at freehold Fulcrum condo on auction for $1.69 mil

A unique one-bedroom unit at Fulcrum, located along Fort Road, is set to be sold at SRI’s upcoming auction on October 26. The freehold property has a guide price of $1.69 million, or $2,066 psf. It was listed with the auctioneer last month with a guide price of $1.73 million.

The loft covers 818 sq ft and is situated on the seventh floor of the condo. The unit is currently tenanted and will be available in August 2021. Its location in District 15 appeals to potential buyers, says Mok Sze Sze, Managing Partner at SRI Auction and handler of the unit sale. With the upcoming Katong Park MRT station nearby and easy access to East Coast Park via the Katong Park underpass, the unit is in an ideal location.

The unit has received listeners from both homeowners and investors, adds Mok. The property was purchased in August 2017 for $1.41 million ($1,727 psf). While the current rental price is undisclosed, past 12 months of caveats lodged show one-bedroom units at Fulcrum have been rented out at between $2,400 and $4,500 monthly.

On the upper level, occupants will find a study area, balcony, and a master bedroom with attached bathroom. The lower deck consists of a living room, kitchen, dining area and balcony, all featuring a floor-to-ceiling window wall.

Fulcrum was completed in 2016, offering 128 units. Developed by wholly-owned subsidiary of Chip Eng Seng Corporation, CEL Developments, 89.4% of buyers in the condo are Singaporean, with the remaining 10.5% comprising of permanent residents and foreigners, according to EdgeProp Singapore’s Landlens tool. The average sale price of units in Fulcrum over the past 12 months is $2,119 psf.

The most recently documented transaction at the condo was in April when a 474 sq ft one-bedroom apartment was sold for $1 million ($2,111 psf). This was the third recorded sale in the development this year. Two other units, an 818 sq ft one-bedder sold for $1.75 million ($2,139 psf), and an 829 sq ft two-bedroom apartment for $1.7 million ($2,051 psf), were sold in March.
