Perfect Ten reaches new high of $3,670 psf

Perfect Ten, a luxury residential development by CK Asset Holdings in District 10, topped the list of condos that saw a new psf-price high between Aug 15 and Aug 22. The record breaking transaction saw the sale of a 753 sq ft, two-bedroom penthouse for $2.765 million ($3,670 psf) and beat the previous high of $3,585 psf set in September 2022. Located on Bukit Timah Road, Perfect Ten has a total of 230 units housed in two 24-storey towers.

Perfect Ten, located in prime District 10 and developed by CK Asset Holdings, saw a new psf-price high between Aug 15 and 22. A 753 sq ft, two-bedroom penthouse was sold for $2.765 million, or $3,670 psf, on Aug 18, setting a record that beats the previous high of $3,585 psf from September 2022. The luxury residential development still under construction consists of two 24-storey towers and 230 units – two-bedders of 753 to 797 sq ft and three-bedders of 1,227 to 1,281 sq ft.

The new psf-price high was not the only one achieved – Melrose Park, a 999-year leasehold property by CapitaLand, registered a sale of a 1,292 sq ft, three-bedroom unit for $3.3 million, or $2,555 psf, on Aug 18. It was a resale of a unit purchased in 1999 for $1.2 million ($934 psf) – a gain of $2.1 million for the seller. This marks the first time a unit at Melrose Park has crossed the $2,500 threshold in terms of transacted psf-price, with the previous record being at $2,361 psf in November 2021. The 170-unit residential development, located on Kellock Road, off River Valley Road, was completed in 2000.

The Montana, a freehold condo on Jalan Mutiara in District 10, also saw a new psf-price high during the period in review. An 1,141 sq ft, three-bedroom apartment on the 10th floor was sold for $2.725 million, or $2,388 psf, on Aug 17 – surpassing the previous record of $2,251 psf from September 2013. The Montana was completed in 2002 and consists of 108 apartments housed in a single tower, ranging from one- to four-bedders between 549 and 2,659 sq ft.
