Bukit Panjang records first million-dollar HDB flat at Jelebu Road

September was an exciting month for HDB owners and prospective buyers alike. In Bukit Panjang, an executive apartment situated at Block 181 Jelebu Road exchanged hands for a whopping figure of $1.02 million. To put this in perspective, this was the first HDB flat in Bukit Panjang to cross the $1 million mark.
This 30-storey HDB block is one of eight public housing blocks located on Jelebu Road, built in 2003. The executive apartment was leased for 99 years starting from 2003, leaving the remaining lease of 78 years and 8 months.
The flat size is 127 sq m (1,367 sq ft) and the price-per-square-foot (psf) of the flat is $746. According to Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia, the high price could be justified by its prime location which is right across the integrated transport hub, Bukit Panjang Plaza, and Hillion Mall.
In the month of September, the presence of Handover Properties Shortlist of HDB million-dollar rates recorded 36 million HDB-resale deals that costed at least $1 million. Bukit Merah and August saw the highest of such deals with five and 55 transactions respectively. That being said, the research and analytics done by Singapore-based agency SRI made the discovery that this year has seen 322 HDB resales of at least $1 million – a number that is marginally lesser than 367 of last year.
The primary schools within a 1-2km range of Block 181 Jelebu Road reportedly include West View Primary School, Zhenghua Primary School, Greenridge Primary School, and Bukit Panjang Primary School.
Evidently, the growing presence of such deals speaks volumes, as more HDB towns – such as Bukit Panjang – join in the list of million-dollar deals. As per SRI, the only HDB towns that have yet to record a million-dollar deal are Choa Chu Kang, Jurong West, Sembawang and Sengkang.
