Starting with the freehold condos in this neighbourhood, The Foresta @ Mount Faber is currently listed with prices below $1 million. The development had obtained temporary occupation permit (TOP) in 2014 and is made up of 141 units. Located at Wishart Road in District 4, The Foresta @ Mount Faber is easily accessible via Telok Blangah MRT Station (part of the Circle Line). Its proximity to various amenities such as VivoCity, Blangah Rise Primary School, Seah Im Food Centre, HarbourFront Bus Interchange, The Southern Ridges, and SAFRA Clubhouse (Mount Faber) makes it an attractive option for potential buyers.

At the time of writing, all listings for The Foresta @ Mount Faber with prices under $1million are for one-bedroom units. The smallest unit listed is 430 sq ft at $880,000 ($2,047 psf), while the largest unit listed is 484 sq ft at $990,000 ($2,045 psf). Both units are on the ground floor.

Those who work in the CBD might prefer the freehold development of Spottiswoode 18. This development has 251 units, obtaining its TOP in 2014, and is situated along Spottiswoode Park Road in District 2. Outram Park and Cantonment MRT Stations are within walking distance, providing convenient access to the East-West, North-East, and Thomson-East Coast Lines. Being close to amenities such as Cantonment Primary School, Maxwell Food Centre, Tanjong Pagar Plaza, Ayer Rajah Expressway (AYE), and Singapore General Hospital is an added bonus.

The listings for one-bedroom units in Spottiswoode 18 with asking prices below $1 million range from $930,000 ($2,397 psf) to $968,000 ($2,495 psf). Both these listing are for units that are 388 sq ft in size.

Price-wise, the average resale price for 500 sq ft condo units in The Foresta @ Mount Faber has decreased by 2% in the past few years, settling at $2,021 psf. On the other hand, the average resale price for similar units in Spottiswoode 18 has increased by 20%, reaching $2,426 psf. Resale prices for freehold condo units under 500 sq ft in Bukit Merah have generally risen by 13%, to the current price of $2,322 psf.

Buying a five-room HDB flat near Spottiswoode 18 is another option for those who want to stay in the area under $1 million. At the time of writing, there were about 10 listings for five-room HDB flats along Spottiswoode Park Road with asking prices ranging from $816,000 to $980,000.

The unit with the lowest asking price of $816,000 ($627 psf) is a 1,302-sq ft flat at 109 Spottiswoode Park Road, while the unit with the highest asking price of $980,000 ($741 psf) is a slightly larger 1,323-sq ft flat located at 110 Spottiswoode Park Road. The main downside to these flats is their age, both having been completed in 1979. But with their close proximity to the future Cantonment MRT Station, AYE, Cantonment Primary School, Outram MRT Station, 100AM, and Singapore General Hospital, the benefits might outweigh any drawbacks.

On the other hand, if you’re after newer five-room HDB flats in Telok Blangah, the asking prices are higher than $1 million. At the time of writing, there were three listings under $1 million for 86 Telok Blangah Heights and one listing for 85 Telok Blangah Heights. Both these HDB blocks were completed in 2003. The unit at 86 Telok Blangah Heights was listed at $860,000 ($726 psf), while the unit at 85 Telok Blangah was priced at $935,000 ($790 psf).

Furthermore, there were also seven units listed along Telok Blangah Heights with asking prices ranging from $748,000 to $935,000. Especially for 74 Telok Blangah Heights, the HDB block completed in 1978, asking prices went as low as $748,000 ($598 psf), or as high as $799,000 ($635 psf). This block is just a short walk from Blangah Rise Primary School, Depot Heights Shopping Centre, The Southern Ridges, and Telok Blangah Market.

Orchard Boulevard Condo will be at the heart of this masterplan. Located along the Thomson-East Coast Line, the condos are surrounded by lush greenery and nearby amenities. Specifically, the average resale price for five-room HDB flats in Bukit Merah has gone up by 22%, to the current price of $724 psf, while the averages for flats in the Central Region and islandwide have rose by 27% and 17%, respectively.
